SITUATION
The fishing rights are located in a very accessible location, just of the B3222 running downstream from the village of Exebridge. Exebridge is close to both Bampton and Dulverton, both small market towns with a host of shops, pubs and restaurants.

DESCRIPTION
The River Exe rises at Exe Head, near the village of Simonsbath, on Exmoor, and flows more or less directly due south, to reach the sea in the Exe Estuary, on the south coast. It flows through open moorland and steep valleys before flowing through farmland where the river begins to slow providing some deeper pools. THE FISHING RIGHTS
These comprise an attractive and varied beat of approximately 1,000 metres of single bank fishing. The extent of the fishing is shown on the attached plan. Access is gained through a pedestrian right of access through a field gate marked on the plan as point 'A', parking for one vehicle (by agreement with the landowner) is also available at this point.

THE FISHING HUT
The timber fishing hut overlooks Old Womans Pool and is sited on private land and subject to an agreement with the landowner.

QUARRY SPECIES
The beat is principally a salmon and brown trout fishery with the occasional sea trout.

CATCH RECORDS
The sellers can provide an average annual catch record.

BYELAWS
The rod fishery is regulated by a series of byelaws, some longstanding, some more recently introduced and some time limited. A brief summary is as follows:

SEASONS
Salmon: 14 February to 30 September.
Sea Trout and Brown Trout: 15 March to 30 September.

METHODS
Fly fishing permitted all season. Spinning is also permitted. No other method or bait fishing is permitted.

LIMITS
Salmon: No salmon to be retained before 16 June. No salmon greater than 70cms in length to be retained after 31 July.

SALMON BAG LIMITS
2 fish in any 24 hour period. 3 fish in any 7 day period. 10 fish in a season. No rod caught salmon to be sold or offered for sale.

SEA TROUT BAG LIMITS
5 fish in any 24 hour period. 15 fish in any 7 day period. 40 fish in a season. Size limits 25cms. No rod caught sea trout to be sold or offered for sale. Brown Trout size limit 20cms.

WAYLEAVES & RIGHTS OF WAY
The property is sold subject to and with the benefit of any wayleave agreements either passing upon, over or under it. The property is also sold subject to and with the benefit of any public or private rights of way.

DIRECTIONS
From Tiverton take the A396 towards Bampton. At Black Cat continue on the A396 towards Exebridge and Dulverton. After 3 miles turn left towards Exebridge. Pass the Anchor Inn on the left, continue over the bridge and turn left immediately . After 200 yards there is a small opening on the left forming the parking area for the fishing.
