SITUATION
The land is situated within the Exmoor National Park, below Ilkerton Ridge on the western side of the West Lyn River, approximately 1.4 miles south of Barbrook in North Devon.

The A39 passes through Barbrook and the coastline at Lynton and Lynmouth is 3 miles north of the land. Blackmoor Gate is 8 miles to the south-west and from here the A399 links to South Molton (21 miles from the land) and the A39 links to Barnstaple (19 miles).

DESCRIPTION
The land comprises a mixture of pasture fields and woodland extending in total to 49.49 acres (20.03 hectares) with freely draining slightly acid loamy soils. The land is available as a whole or in two lots.

LOT 1 - GUIDE PRICE £115,000
LOT 1 totals 26.91 acres (10.89 hectares) and lies to the north of Radsbury Lane. The pasture fields are gently sloping against the western boundary and become more steep as they slope towards the woodland which adjoins the West Lyn River. From the top of the land there are views along the valley towards the coast and to the moor.

There are approximately 19.81 acres of pasture which includes a level meadow adjoining the river towards the southern point of Lot 1 with new fencing against the river. The woodland comprises mainly deciduous trees including naturally regenerated beech trees.

LOT 2 - GUIDE PRICE £95,000
LOT 2 extends to 22.58 acres (9.14 hectares) and lies south of Radsbury. This lot includes approximately 18.16 acres of pasture which is a mixture of gently sloping and more steeply sloping fields used for grazing sheep and cattle with fine views over the surrounding countryside to the moor.

The woodland comprises mostly beech trees on an east facing slope which runs down to the West Lyn River.

There are no mains services connected. Both lots have access to the West Lyn River.

ACCESS
There is access to both lots from the public highway. There is also access from the western boundary via a bridleway.

METHOD OF SALE
The land is offered for sale by private treaty and is available as a whole or in two lots.

TENURE
The land is owned freehold and is registered on the Land Registry. Vacant possession will be available from the completion date.

FISHING RIGHTS
A previous transfer of the land provided for a previous owner (and their successors in title) to retain two rods to fish the West Lyn River. The same transfer provided for two rods to fish the river for the owner of the land.

COMMON GRAZING RIGHTS
The land benefits from 25 grazing units on Ilkerton Ridge. These are included in the sale. If the land is sold in lots the grazing rights will be apportioned.

LAND MANAGEMENT
The land is registered with the Rural Payments Agency. There is a Countryside Stewardship agreement (Higher Tier) for the holders of grazing rights on Ilkerton Ridge which terminates on the 31st December 2032.

DIRECTIONS
From Barbrook, proceed along the no-through road immediately to the west of the petrol station signposted towards Ilkerton and Sparhanger. Proceed up the hill for 0.8 miles and there will be a track on the left. Park here where it is appropriate to do so.

On foot, continue on the track and Lot 1 will be found on the left after 200 yards. For Lot 2 continue for approximately 0.4 miles and the land will be found on the left.

There is direct road access to both lots from Stock Road and Sparhanger Lane on the east side of the West Lyn River.
