Guide price £60,000

An accessible mixed woodland on the Devon / Somerset border. 5.50 acres (2.23 hectares). Mostly established deciduous trees with an abundance of bluebells in the spring. Road frontage. For sale by private treaty. FREEHOLD

SITUATION
The woodland is situated in an accessible location, just off the A38 between Wellington and Junction 27 of the M5 motorway. Wellington is approximately 3.5 miles to the north-east whilst Junction 27 of the M5 is 4.1 miles to the south-west.

The woodland is accessible to the nearby villages of Burlescombe, Culmstock and Holcombe Rogus.

DESCRIPTION
The woodland is known as Tunnel Plantation and derives its name from the Whiteball Railway Tunnel which passes directly below and is close to Wellington Bank, where it was claimed the City of Truro locomotive was the first locomotive to reach speeds of 100mph (https://en.wikipedia.org/wiki/Wellington_Bank,_Somerset).

The woodland is a haven for wildlife, totals approximately 5.50 acres (2.23 hectares) and is a mixed wood with mainly mature deciduous trees including some larger oak, beech and sycamore trees which would supply a useful supply of timber for woodcarving or firewood.

There is a variety of flora on the woodland floor and during the spring there are large swathes of native English bluebells and wood anemones. There is also a pond that is popular for spawning frogs. The site is gently undulating with a track (footpath) adjoining the south-eastern boundary.
