SITUATION
The land lies in an accessible location near to Cranford Cross between Buck's Cross and Woolsery in North Devon and approximately 2 miles south of the coast at Buck's Mills.

We are informed by the sellers that there is a mains water supply to Lot 1 and Lot 2. If Lots 1 and 2 are sold separately the purchaser of Lot 2 will be required to make a new connection to the South West Water mains. There is no water currently connected to Lot 3.

The land is owned freehold. Lot 2 is registered on the Land Registry. Lots 1 and 3 are not registered on the Land Registry.

DIRECTIONS
From the A39 at Buck's Cross, proceed south towards Woolsery and shortly after leaving the village follow the road around a right bend. Continue for 0.5 miles and at Cranford Cross turn left signed towards Parkham.

Lot 1 is the first field on the left and Lot 2 is the second field on the right. For Lot 3 continue for approximately 0.35 miles and just before reaching Captain Brooks Cross, Lot 3 will be found on the right.
