SITUATION
The land is situated on the edge of Berrynarbor, an attractive village near the North Devon coast, within an Area of Outstanding Natural Beauty (AONB) and a short distance from the Exmoor National Park.

The beach at Combe Martin is 1.5 miles to the north-west and the harbour town of Ilfracombe is 4 miles to the west. The larger town of Barnstaple lies 10 miles south of the land.

DESCRIPTION
The land lies within a ring-fence and comprises 28.30 acres (11.45 hectares) of gently sloping and sloping pasture land adjoining Berrynarbor village.

There are panoramic views over the coast towards Hangman Point and over the surrounding countryside towards the Sterridge Valley. The land is divided into five main enclosures which are used for grazing and recent improvements to the fencing have been carried out with assistance from a capital grant.

There is additional income from the transmitter mast and an existing countryside stewardship agreement.

COUNTRYSIDE STEWARDSHIP (CS)
There is a CS agreement in place until 31st December 2026. The management options include permanent grassland with very low inputs (GS2) and hedgerow management (BE3). The purchaser will be required to take over the management responsibility for the CS for the remaining term of the agreement.

OVERAGE (DEVELOPMENT UPLIFT)
There will be an overage condition within the sale contract on the following basis:

The seller will receive a payment equivalent to 25% of the increase in value of the land should planning consent be approved within the area hatched on the land plan for any residential use within a period of 30 years from the completion date. The trigger for the overage is the approval of planning consent the overage payment will be made within 12 months of the date on which the planning consent is approved.

TRANSMITTER RELAY STATION
The land is sold subject to a lease between the landowner and Arquiva Limited, who operate the transmitter mast. The lease was for a 20 year period from 8th November 2000 with an initial rent of £3,500 per annum linked to the Retail Price Index.

In 2022 the rent payment received was £12,974.27. The landowner is currently negotiating terms for a new lease.

The land is not within a Nitrate Vulnerable Zone (NVZ) but is within the North Devon Coastal Area of Outstanding Natural Beauty (AONB).
