SITUATION & AMENITIES
The town of Lynton and its twin village of Lynmouth are situated on the North Devon Coast, approximately mid-way between Ilfracombe and Minehead, surrounded by magnificent scenery. The high ground of Exmoor falls to meet unusual 'hogback' cliffs that plunge steeply over 600ft into the sea, providing a breath-taking backdrop to the two rural communities. The Lyn Rivers tumble through deep wooded valleys, meeting at Lynmouth to flow across a rocky shore to the open sea. A small harbour is flanked by the famous Rhenish Tower, its about a herring trade once sustaining Lynmouth's community, while the small town of Lynton, originally supported by sheep farming, stands high on the cliff top above its sister village. Lynton and Lynmouth have many gift shops, restaurants and pubs and for those who are a little more energetic, some fantastic walks with views that will take you breath away.
Barnstaple the regional centre, is around 19 miles and houses the area's main business, commercial, leisure and shopping venues, as well as live theatre and district hospital. Junction 27 of the M5 motorway is less than an hour by car, where Tiverton Parkway also offers a fast service of trains to London (Paddington) in just over two hours.

DESCRIPTION
A substantial two-storey period building which presents elevations of stone beneath a slate roof, the layout is split level over two floors, the upper floor in one large open plan space with small anteroom off. Below there are enclosed and open workshops/storage areas, adjacent is a good-sized garden space and approached off Lydiate Lane there is a designated private car parking space adjacent to the upper floor. The floors are not currently connected, but there is certainly scope to correct this. Adjacent to the lower level is a boulder garden which is part walled and features a Monkey Puzzle tree, ferns and ornamental pond. We believe that the property is within a conservation area.

RECENT HISTORY OF THE BUILDING
The property is being sold on behalf of beneficiaries of a deceased estate, we understand that the deceased 'resided' in the building for approximately 24 years, the vendor's representative is prepared to confirm this to be the case if it would be helpful to any prospective purchaser in terms of applying for planning consent for change of use, for conversion to a residential dwelling. By the same token the North Devon Council Tax checker website confirms that no council tax is currently payable however there is a previous entry which quotes that council tax band B applied with effect from 1st August 1997.
The plan of the property on the title deeds, indicates that there was a larger structure in place at one time, around a smaller garden. The same title deeds do not show the carparking space, however this is covered under a separate Deed of Variation, copies of which are available from the selling agents.
The agents also hold a copy of a full structural survey that was undertaken in June 2022, we are able to allow perspective purchases to view this at our office, but not to provide copies as such.

SERVICES
Mains, water and electricity are connected.
